Set in the South Vendee,on the edge of the Marais Poitevin region of the Western Loire, this is a 4/5 bedroom farmhouse which has been recently renovated. Private, heated swimming pool (10 m x 5 m ), and large well maintained gardens. Can also be let as a 2 bedroom property (upstairs will be closed off) outside of main season. WIFI

Facilities on site include table tennis, pool table.
The property is well located in a rural location, yet very convenient to local villages, Abbey, and various sports on offer.

BY CLOSING OFF SOME BEDROOMS CAN ALSO BE LET AS 2 BEDROOMS, sleeping 4/6(outside of peak season)

ACCOMMODATION

Layout of the property. there is level access throughout house, apart from the two upstairs bedrooms, and a large level garden. Everything is private; nothing has to be shared. WIFI

·Master bedroom [accessed from the lounge]; Super king-size bed with ensuite shower, toilet, wash basin. Bed can be changed to 2 x 3ft single beds if preferred. There is also room for an extra single bed/cot if required.
·Bedroom 2: bunk beds plus a single bed (window made private by venetian blind opening into dayroom/extra bedroom which has a double bedsettee , patio doors to the garden and a door the other side into the conservatory) Bedroom 2 has a door leading to bedroom 3, also on the ground floor
·Bedroom 3: Double ensuite with shower, WC and washbasin. Lovely aspect to private rear garden.
·Bathroom; luxury bath with multi action bath/shower, washbasin, toilet.

Spacious kitchen with new units.
New kitchen units with a large original fireplace and chimney breast with fitted log burner; guests regularly comment that the kitchen is very well equipped. Ample dishes, cutlery, glasses and utensils are provided. Equipment includes: electric double oven, 5 burner gas hob, electric toaster, electric kettle, microwave, dishwasher, large fridge and a fridge freezer, ample cupboard space, electric iron, washing machine, ironing board stored between bathroom and kitchen; clothes airer, outside washing line, pegs

This property is completely private and you will have exclusive use of all facilities.

OUTSIDE LEISURE

The heated pool
The private tiled pool area is separated from the garden by security fencing and a gate.
The swimming pool is 10m x 5m, with extended roman steps at one side; it is ‘shelved’ all the way around, 1m deep at the shallow end and gently slopes to 2m at the deep end. Temperature set between 26 - 28 degrees

The large barbeque complete with utensils, is a permanent feature

The garden
This is a wonderful feature, very large, mature and full of interesting trees and shrubs; it has been beautifully planned. There is plenty of room to sit, stroll and play. Ample garden furniture is provided. We think it is fantastic!

The house, pool and gardens are all private, for exclusive use of our guests -Nothing has to be shared!

Family D - 2 families[ 4 adults, 5 children 1 baby between them] August2012 Villa Oulmes was everything we hoped for. Pictures on website do not do it justice. Children's facilities made adults time so much more enjoyable. We loved the kitchen area , had everything we needed. Great evenings eating and drinking around the table [once the kids were in bed]. Space around the building is great. Loved the different seating/table areas to chose from. Pool was lovely and warm. Kids loved it and so did the adults.

My family stayed here along with my brother and his family and my parents and had a fantastic holiday. The number of beds and rooms gave us plenty of flexibility for the 11 of us. The house was as described on the website and was clean and well presented. The garden, heated pool, table tennis, pool table and darts gave us lots to do. The dining tables (both inside and out) were big enough to seat us all comfortably. We visited the local boulangerie every day and the lovely creperie once. The house is in a beautiful location on the outskirts of the village and just over an hour's drive from the beach. The owners were very friendly and helpful. I would certainly recommend this property.

We spent 2 weeks here with our children and 5 grandchildren (aged from 5 to 1) and had a great, relaxing holiday. We were 11 people in total and the house provided perfect and very relaxed accommodation for us all; there is a great deal of flexibility in terms of rooms and beds, and we, the grandparents, were very happy to be in the upstairs rooms (though you need to be quite fit to manage the stairs!). The garden is large and beautiful with lots of separate areas and the swimming pool is super as it is fenced and heated. We loved the pretty village, Nieul sur l'Autise, just up the road, with its fantastic Abbey, and the Creperie which we visited many times and thought was brilliant. Rona and Peter are very helpful and responsive but also careful not to be intrusive. All in all, a super house and situation, we liked it so much that we have booked it again for next year!

The house is huge with a lovely swimming pool and gardens, if anything, it was even better than the description and photos. The property was in good condition and very clean. The owners provided good customer service and were very helpful giving good advice about places to visit, local shops, restaurants, etc. We would certainly recommend this property to anyone looking for a good relaxing family holiday.

We had an amazing holiday here. We were 4 families holidaying together who had never done so before and one grandfather. Some of us were there for 2 weeks, others for 1 week and others for more or less and we all had a great time. Childrens aged 2, 5, 7, 9, 11 & 15 all had a fabulous time in the pool and even went midnight swimming (well, it was more like 10pm) with a car providing the lighting! The accommodation was flexible and in the end most of the children slept in one room so they could have midnight feasts. There was plenty of room for us all (total of 15 all in) and everything you could ask for in terms of utensils, bedding etc. were there - and if they weren't Peter & Rona were available to provide us with whatever. We walked to the village on numerous occasions and even the 5 year old didn't complain as we usually ended up in the Creperie which was our favourite eaterie. The bar in the village also had lovely food but the owners went on their annual holiday midway through our stay - we were most disappointed! I can't really recommend this property more - we had treasure hunts round the extensive garden, had baking competitions, played table tennis and lots of other games, visited the lakes and markets and generally had lots and lots of fun on this holiday - if you're thinking about going do!

If like me you travel to France to enjoy the fine weather and great food then this is a fantastic holiday destination . This spacious and comfortable house was perfect for my family of four- 2 adults and 2 young children and our friends - 2 adults and 3 slightly older children. I have been now for the last 3 years and we are always greeted by the owners Peter and Rona who live nearby and always greet us with a welcome pack of essential food items and of course a bottle of wine. After a long and tiring journey it is fantastic to have someone show you around and they are always on hand to deal with any problems or special requests.

Like myself Peter is a keen amateur chef and this is obvious from the spacious and superbly equipped kitchen which has seating for twelve both inside and out .The bar b que area overlooks the swimming pool which was brilliant for supervising the children . The pool is heated to 29 degrees which guarantees happy children regardless of the weather and is situated in an enormous secure private garden perfect for hide and seek and football.The older children were kept happy with the table tennis darts and pool table.The local historic town of Nieul sur l'autise is 10 to 15 mins walk away and has all the essential shops and a small bar and two restaurants as well as a lovely park and play area. The large town of Fontenay Le compte is 10 mins away with several hypermarkets and some great restaurants and bars - La Cantina is a fantastic Italian pizzeria and was a big favourite of the children.

LOCATION

The village Nieul has 2 boulangeries, boucherie, a ‘spar’ type shop, a bar, restaurant, excellent creperie, post office, bank, chemist, doctors’ surgery, and flour mill, playing fields. Locals are very helpful and friendly.
The Vendee has so much to offer with a great selection of attractions available - More information on the Vendee attractions, activities, Beaches, Lakeside Beaches etc at the top of this page in the links box marked "The Area"
A visit to the Abbey Royale is recommended.
On the edge of the Marais Poitevin, the house is 10 minutes walk from the historic Abbey Royal in the village of Nieul sur L’Autrise. The Abbey at Maillezais is just 5 minutes drive away and the ‘plage ‘ at Chassenon is only 7 Km [ lake with bathing and water sports]. Beautiful Beaches at the Atlantic coast
Many things to do in the area - something for all ages!
Situated in between Niort and Fontenay le Comte, it is just a few kilometres from the A83 motorway, thus convenient for travel by road from the direction of Paris [A10] or Rennes / Nantes [A83].

Discovering gourmet restaurants, visiting the Chateau and the Saturday market or just walking along the banks of the river Vendee. Villa Oulmes is ideal for holidaymakers who enjoy day trips to places of interest on and around the Atlantic coast, yet it is just far enough from those main tourist areas to be totally tranquil; the pattern of French rural life soon envelops holidaymakers here. From the Atlantic Coast to the Vendée Bocage, through the Poitevin marshland. The Vendée now has some 800km-worth of cycle paths – which will eventually be extended to a thousand km of safe, way marked trails. There are three circuits in the Vendée: the coastal circuit (180 km), passing through nature spots (dunes, woodland and marshland) and accessing all of the coastal communities; the Poitevin marshland circuit (140 km), setting off from the Aiguillon Bay and crossing the main marsh channels, up to Maillezais Abbey and on to Mervent-Vouvant Forest, and last but not least the Bocage circuit (over 470 km), along which you can complete a loop more than 275 km long through farmland, past such remarkable sites as the Puy du Fou, Historial, Logis de la Chabotterie and Château de Tiffauges.
